that studies conducted by the Construction
Industry Institute and Penn
State’s College of Engineering indicate that there
are both time and money savings to be realized by utilizing
design-build. Three hundred and fifty one projects in 37
states were analyzed with the following conclusions:
- Design-build project unit costs were 4.5%
less than construction manager at risk (CM at Risk)
projects, or a project where the construction manager
guarantees the owner a final project cost and is therefore
at-risk for exceeding that cost, and 6% less
than design-bid-build projects.

- Design-build projects, measured in the number of square
feet constructed per month were 7% faster
than CM at risk and 12% faster than design-bid-build.
- Factoring speed of design into the equation,
the design-build method was 23% faster than a
design-CM-at risk system and 33% faster than
the conventional design-bid-build process.
